    I know that buying a home can be stressful...But it doesn’t have to be! This page can help make your next real estate move as easy as possible.

  • Here's how the home buying process goes:

    1. Listing Consultation

    This is where we make a plan together. As your agent, I’m going to be asking you questions about your goals for buying a home and any questions or concerns you may have related to your purchase. I’ll also go through the steps below in more detail, but once you're ready to start, we make things official by signing a Buyer Representation Agreement! This agreement states that i represent you as a buyer, commissions, specifics, and is required before touring properties.

    2. Pre-Approval

    If you are buying with a traditional loan, I always recommend getting pre-approved before we tour homes so that we look at homes within your ideal budget. I have a list of wonderful mortgage lenders to share with you, but you are free to apply until you find a lender/loan you are satisfied with.

    If you are paying for your home fully in cash, then skip to the next step!

    3. Home Tours

    After signing a Buyer Rep Agreement and having been pre-approved, we go looking for homes based on your criteria! I will send you properties thorugh the San Antonio Board of Realtors (SABOR) Multiple Listing Service (MLS). You can favorite the ones you'd like to view and I schedule showings for us! The more criteria you give me to filter through, the closer I can get to finding the perfect home.

    4. Negotiations and Offers

    When there are homes you're interested in, we start negotiations. This can be verbally, through text, or by sending offers back and forth until the seller and you are in agreement. Once an offer is accepted, it is an executed contract and we send thst to title ASAP.

    Then earnest money is sent to title as a sign that you are serious about making this purchase. There will likely be a contingency (also known as "option") period where you have a certain number of days to back out of the contract without losing the earnest money you put. Usually inspections are done during this time in case more negotions need to happen, if you need to back out, or if you wish to continue with the purchase. If you back out during your optiion period, you keep your earnest money, but if you back out out past it, then you lose it due to breaking the contract.

    I ALWAYS recomend inspections during this time in case there are major issues with the property that will deter you from a succesful and happy purchase.

    5. Underwriting, Repairs, Re-Inspections, and More!

    So, this is the not-so-fun part for most people. It's where the lender will ask you for every document in the world, the escrow/title company/attorney is working on making sure title is clear to transfer, insurance agents getting quotes, repairs ad inspections are being done, deadlines are being met... so many things happen during this time which can be overwhelming, but...that's why I'm here to help. There are specific documents, required inspections, and so much that needs to happen for a successful closing, that its here where agents either make or break the deal for their clients. My job is to make sure every deadline and requirement is met for everyone in the transaction so that YOU have a successful and happy purchase.

    6. Closing 🎉

    Once we get a clear to close from the lender and title company, we are headed for the finish line! There's a final walkthrough of the property to make sure it's ready to go (double checking repairs and to make sure everything is as it should be!).

    Then, we meet at the title company/attorney's office for you to sign closing documents. They will have sent wiring instructions and final numbers for the amount that's due. Usually you get the keys AFTER closing and funding. So, it's important to not expect moving in that quickly until all signatures are signed and checks are cleared!
